Case Study: Transforming a One-Bedroom Condo into a Luxury Rental in Puerto Vallarta’s Cinco de Diciembre Neighborhood
Introduction
When a property investor purchased a pre-sale one-bedroom condominium in the Cinco de Diciembre neighborhood of Puerto Vallarta, they envisioned converting it into a high-end luxury rental capable of maximum occupancy and substantial returns on Airbnb. However, the original design presented significant challenges, including a small footprint, lack of privacy between the bedroom and living room, concrete walls and ceilings, and a first-floor location with no external views. The client turned to RavenThorn Interior Design to craft a solution that would elevate the space to a luxury standard and ensure it would stand out in a competitive rental market.
Challenges
From the outset, several issues needed to be addressed during the pre-construction phase to avoid costly revisions later. The condominium’s small size, partial wall construction between the living room and bedroom, and the absence of a designated area for television installation posed immediate concerns. Additionally, the concrete walls and ceiling created a cave-like, acoustically reflective environment that was far from the client’s vision of comfort and luxury. The outdoor terrace, which was originally an underdeveloped space with only a planned dipping pool, also needed significant enhancements to become a usable and appealing feature for potential renters.
Design Strategy
RavenThorn Interior Design, in collaboration with D.C.M., negotiated permissions to commence structural modifications during the pre-construction phase—a rare opportunity that required the developer’s trust in the construction and design team. The first major task was to enhance the privacy and connection between the living room and bedroom. We accomplished this by constructing an additional sliding glass door, complemented by custom drapery, allowing for an open, spacious feel while maintaining the option for privacy.
Living Room and Dining Room Enhancements
To address the overwhelming concrete construction, we introduced a native Mexican teak plank ceiling in the living room, which softened the stark concrete and provided space for installing a Nexus 21 concealed in-ceiling television lift. This addition allowed the television to be hidden when not in use, preserving the room’s elegance and enhancing its functionality.
The living room was further refined with natural fiber jute rugs, a solid parota hand-carved side table, and a sleeper sofa upholstered in performance fabric. The dining area was furnished with a custom-designed solid Mexican parota wood dining table, complemented by four chairs crafted from local tropical wood with a bleached finish, inspired by traditional Mexican rope furniture construction. Custom art was commissioned, including a striking painting above the sofa, adding a unique and personal touch to the space.
Bedroom Enhancements
The bedroom was transformed into a luxurious retreat, beginning with the installation of a teak plank ceiling that introduced an organic element and created space for a second Nexus 21 concealed television lift. The walls were treated with traditional Mexican Chukum, a natural stucco finish that enhanced the texture and appearance of the space under different lighting conditions.
Furniture included a solid teak bedframe with under-bed storage and custom-designed oak nightstands with travertine inlay tops. The bed was adorned with luxury linen bedding, recommended to elevate the rental experience. Drop-down designer pendant lighting added a touch of elegance, while a custom wood shelf installed above the bed provided space for the display of decorative items.
Transforming the Outdoor Space
The outdoor terrace, initially an unremarkable area, was transformed into a hidden oasis. A living plant green wall was installed, adding a biophilic and organic element that contrasted beautifully with the three surrounding concrete walls.
The dipping pool was enhanced with a remote-controlled fountain, allowing it to serve as both a pool and a relaxing water feature when not in use.
The terrace was further refined with designer teak chaise lounges upholstered in custom performance fabric, and a concrete drink table, creating a luxurious outdoor retreat.
